Amenities Overview

AMENITIES:

101 Independence Center has a beautiful design with updated common area finishes, and renovated elevators. It is one of only a few downtown Charlotte buildings connected to a major hotel chain. It is located within walking distance to many upscale restaurants, residential units, health facilities, churches, entertainment and cultural destinations.

The 101 Independence Center Building Lobby - The building's lobby provides an artistic passage and pedestrian link from the Ivey's Building to the Marriot City Center.  Carnelian granite offset with worn figured anigre wood panels adorn the walls and floor. Elevator lobby floors are highlighted with Italian blue pearl, white and green marble. Six pieces of artwork by Randy Shull hang on the walls symbolizing the rich history of the building and area. There is also a custom-designed and hand-built table produced by Todd Davidson, a noted craftsman from Deep Gap, NC and comfortable seating arrangements to either side of the security desk.

The Plaza – Framing the main entrance to the 101 Independence Center and Marriott City Center sitting upon “The Square” is The Plaza. The Plaza contains a trademark Helix sculpture created by artist John Rietta as well as a flag pole flying a United States of America flag and Bank of America flag. The plaza is host to an array of building and uptown events.

The Atrium – Flooded with natural light, the Atrium connects the 101 Independence Center with the Marriott City Center. In the atrium you will find a convenient gift shop that sells souvenirs, snacks, and coffee beverages. The Atrium is home to the 101 Independence Center’s annual Tenant Appreciation Ice Cream Social and Holiday Party. Throughout the year various vendors sell specialty items such as jewelry, books, art, and other items. 

RETAIL/TENANT AMENITIES:

Sitting twenty stories high, The 101 Independence Center is home to several accounting, consulting and law firms. Bank of America is the largest tenant occupying thirteen stories. The 101 Independence Center has many retail and restaurant amenities as well. Showmar’s is a local favorite with delicious breakfasts and lunches. Subway and Tin Tin Box & Noodle offer a spectrum of lunchtime treats. Enjoy a cup of coffee at Starbuck’s, a neighborhood hot spot to relax and refuel. Uptown Sundries offers a wide variety of convenience products for tenants and guests to the building. Other retailers offer convenient services such as shoe shining, dry cleaning, car washing and detailing. Our occupancy is rounded off by staffing and security services firms.  The Independence Center is currently 99% leased with a long history of high occupancy. A complete list of restaurant and convenience service providers includes:

OTHER AMENITIES:

 

Concierge Services -  The 101 Independence Center offers concierge service to all tenants. The concierge provides building occupants with a wide variety of on-site services, including discounted tickets to local attractions and information on area catering, ordering and delivery of flowers, balloons and gift baskets, restaurant and menu details. 

Parking Garage – The 101 Independence Center has two parking areas onsite; the main garage and the Ivey’s parking deck. The main parking garage is located directly below the main lobby and can be accessed from Church Street between 5th Street and Trade Street. This deck is three levels and has 320 spaces. The garage is open 24 hours a day and 7 days per week. Parking rates are: $2.00 for the first 20 minutes (or any portion thereof), $2.00 each additional 20 minutes (or any portion thereof), for a daily maximum of $18.00.   A ticket spitter regulates the entrances for transient customers, and a card access reader for the contracted customers.  Both of these devices open the gate control arm when activated. The Ivey’s parking deck is located off of Church Street as well. This deck is for Bank of America employees working at the 101 Independence Center and is managed by Laz Parking. Bank of America ATM Machine – ATMs are located in the lobby near the entrance to Ivey’s and outside the building on Tryon Street just outside of Grand Central Deli.  A convenient Bank of America branch is located right across Tryon Street in the Bank of America Corporate Center.

Mailroom - Located just off the elevator on G-1 level of the parking garage, the mailroom is equipped to provide a mailbox for each tenant and/or business unit.  Federal Express and U.S. Postal Service drop boxes are provided.

On-Site Security Staff Escort Service - The 101 Independence Center Building's security staff offers escort service 24 hours a day.  To help ensure safe travel to surrounding surface parking lots, a security officer, when requested, will escort a tenant/visitor one block in any direction of the building. 

 

Tenant Directory - This directory lists each company leasing space within the 101 Independence Center Building. The directory is routinely updated from the building management office and can be accessed from this website.


TENANT SERVICES:

 

Tenant Representative Committee (TRC) Program - The Tenant Representative Committee has been designed to provide a very effective communications conduit between building management and the 1500-plus occupants of the 101 Independence Center.  This group is made up of one person from each Bank of America floor or business unit and one or two from each third-party tenant.  This committee is the cornerstone of our comprehensive tenant relations program.  E-mail facilitates quick, effective distribution of building information and memos from building management to the TRCs, who in turn can forward that information to their constituents accordingly.  This communication also works just as well in the opposite direction.  Tenants send their building-related question or concern to their respective TRC member and that person can forward the information along to the building management office.

 

Tenant Handbook - Designed as an all-inclusive guide to the building, the Independence Center Tenant Handbook contains a wealth of information in an easy-to-understand format.  Provided in a white three-ring binder, the handbook includes details on specific policies and procedures, rules and regulations, services that are offered, amenities, security and emergency procedures and some interesting odds and ends.  Updates are circulated and discussed during the Bank of America TRC meetings, which occur three times a year.

Tenant Request Hotline - All Bank of America requests for services are handled by calling the Bank of America Corporate Workplace helpline at 1-800-698-4400.  All other tenants can call the management office at 704-333-7755 to report maintenance needs. Upon receipt of a call, the Property Assistant enters the information into the Mark V maintenance and work order system.  The request is then immediately radio dispatched to the responsible member of the management staff.  Mark V, an in-house web-based building management and preventative maintenance system, assures the quickest possible response and easiest tracking method for every request.  This paperless system tracks and completes work orders and requests via a networked system between the management office and maintenance shop. 

Emergency Evacuation Training - Fire drills are held annually.  Conducted by the director of security and property management, emergency reps from each floor are treated to afternoon snacks to review and discuss the evacuation procedures, make changes or adjustments, and learn more about the fire/life safety equipment in 101 Independence Center. 

 

Special Events Announcement - Building management keeps the line of communication open by regularly e-mailing the Tenant Representative Committee members with details on upcoming building special events.  The TRC members forward the e-mail accordingly to everyone on their floor.  We also post any "hot information" to the building portal so that tenants can easily log on to our building website to check out upcoming events.  Some examples of these communications are upcoming charitable efforts, city street closings and maintenance work that may affect common areas.  Special events bulletins are also posted in lobbies, mailrooms and break rooms.

 

HVAC and Lighting Control - The HVAC and overhead lighting systems operate between the hours of 7 a.m. and 7 p.m. Monday through Friday and between 8 a.m. and 1 p.m on Saturdays.  Tenants who need these services outside of this schedule can fill out an Extra HVAC form available at the security desk. Umbrella Bags - Between 8 a.m. and 5 p.m. weekdays, tenants may use courtesy umbrellas bags on rainy days.  Umbrella bag stands are located at the main entrance to the building as well as the entrance by Tin Tin Box & Noodles.

TENANT FEEDBACK:

Tenant Surveys - Property Management administers a building survey to Bank of America TRC's three times a year.  Occupants are asked a wide range of questions to gauge the tenants' perception of the building's external and internal features, elevator operation, air quality, cleanliness, maintenance service, security, building management and overall satisfaction.  The results are tabulated in a matrix format and any comments are recorded.  Building management takes these surveys seriously, and every comment and suggestion is taken into consideration as the results are being evaluated.  If the respondent has included a name and phone information, management will directly follow up with that person, thank him/her for participating and address any questions or suggestions on a personal level.  Many policy adjustments and service improvements have occurred as a result of these surveys and the subsequent follow-up.

TENANT APPRECIATION ACTIVITIES:

Summer Tenant Appreciation Party - Building Management hosts a summer tenant appreciation party every year.  All building occupants are invited to attend the event, held in the 101 Independence Center Atrium.  In years past the party has been an Ice Cream Social catered by Marble Slab Creamery complimented by live music.

Holiday Tenant Appreciation Party - Every December, building management hosts an extravagant building wide holiday luncheon set among the festive decorations of the Atrium. This event is sponsored  by the 101 Independence Center owners. This event is also held in conjunction with the Marine’s Toys for Tots holiday toy drive. In addition to enjoying a welcome break during the hectic holiday season, the tenants dine on a smorgasbord of holiday treats while listening to festive live music. Out on the plaza various activities such as local children’s choirs, free giveaways, Charlotte sports team mascots, and Marines with their official military vehicles entertain tenants and passer-byers. Tenants are asked to bring new unwrapped toys to donate to Toys for Tots in exchange for a raffle ticket. At the end of the event, goodies donated by the 101 Independence Center vendors and retail tenants are raffled off to a few lucky winners.  

Holiday Decorations - Building management places special emphasis on the importance of  holiday decorations.  Two trees will adorn the building Atrium one decorated in festive holiday garb. The other tree, sponsored by the Mecklenburg County Government’s Women’s Commission, is decorated in purple and pink commemorative ribbons representing victims of domestic abuse. Decorative pine wall hangings with clear mini-lights are placed throughout the lobby and a beautiful floral arrangement exudes holiday cheer on the main lobby welcome table.
